The membrane is typically available in 45-mil, 60-mil, and 90-mil thicknesses, with the thicker options offering greater resistance to punctures and foot traffic.

It expands and contracts with temperature swings without cracking, which is why buildings in climates with hot summers and freezing winters rely on it. A properly installed EPDM roof can last 25 to 30 years, and its dark surface color can also help with heat retention in colder regions. How We Install an EPDM System

- Membrane placement: We roll out the EPDM sheets, allowing them to relax before we fasten them so they lie flat without tension.
- Attachment method: Depending on the project, we fully adhere the membrane with bonding adhesive, mechanically fasten it, or use a ballasted system with gravel.
- Seam and flashing work: We seal all seams with specialized tape or adhesive and detail every penetration, edge, and drain with care.
The seam work deserves special mention. Seams are the most common failure point on any flat roof, so we use factory-grade seam tape and follow manufacturer specifications for overlap and roller pressure. Around vents, pipes, and HVAC curbs, we cut and fit flashing boots to create a watertight seal that holds up over decades.
